If you own a Food Truck, you’re new to the foodservice industry, have an off-premise dining business, or want a separate kitchen space to prepare your restaurant’s delivery orders, commissary kitchens are a viable solution for your needs. 

Overnight Food Truck Parking is available! Rental hours will not be available during weddings and special events unless arrangements have been made in advance.

Onboarding Process

The following list of items will need to be completed before a kitchen user can operate in our facility.

  1. Please complete the Application, Submit a copy of your Food Protection Manager Certificate, and Schedule a tour of our facility.
  2. Please remit a one-time Kitchen Application Fee of $100.00. 
  3. When submitting your payment please make all checks payable to Festival Park, LLC. We also accept most types of Credit Cards and check payments.
  4. Provide a copy of driver’s license for all users and employees. These must remain on file with management.
  5. Provide first month’s Rent & Security deposit.
  6. Provide a current copy of your General Liability / Product Liability Insurance – Naming The City of Racine and 5Kevents.org, LLC as the additional insured.
  7. The additional insured information shall read as follows:

The following Minimum Liability coverage shall remain in full force and effect in the amount of $2,000,000 for each occurrence with a $2,000,000 aggregate/Product liability coverage. User must provide annual certificates of all insurance policies before a 30-day cancelation.

Complete and sign user agreement. This will be provided to you upon approval.

  1. Complete the application for a food service facility license with the Department of Health and Human services.

– This will be your own Business license. 

  1. An annual license fee is required.
  2. Additional ongoing fee’s:
  3. All Department of Heath Fee’s shall be current.
  4. All health initial and ongoing inspections from the City of Racine, State of Wisconsin, and Federal governmental agency inspections will incur a fee User must abide by all governmental laws and regulations regarding the use and occupancy of the premises and pay any Festival Park, LLC fees when they become due.

These “House Rules”  will assist us in all being productive and happy in the sharing of our commercial kitchens.

A detailed list of our “kitchen rules & responsibilities” will be outlined on your User Agreement.

Some reminders….

  • #1 rule: Leave the kitchen cleaner than you found. 
  • There are cameras throughout the building. This includes  motion and sound activated monitoring in the building. Please let your staff know about this as access to these areas are limited and will set off alarms. You will be restricted to the kitchen and bathroom areas only. 
  • For all employees’ relatives, helpers, etc., please provide a current picture ID and give this to your kitchen manager. This information will remain confidential.

RULES

Please be as respectful and careful of our equipment and facility, as you would want your own things to be cared for.

  1. You are welcome to use any of the equipment within the kitchen area only as long as it is returned clean and in the same or better condition you found it. 
  2. No equipment may leave the premises.
  3. You may not use any other areas outside the kitchen except for the restroom areas. You may also need to sign a responsibility waver and instruction guide as well as personalized training of kitchen equipment used.
  4. If you damage any equipment, you will be responsible for repairing or replacing it. We understand that accidents happen, so please have the integrity to let us know immediately.
  5. All kitchen users must hold a Food Protection Manager Certificate and must display their license in the kitchen.
  6. All boxes must be broken down flat and placed in an OUTSIDE RECYCLE BIN FOR COLLECTION. DO NOT THROW FOOD IN THE RECYCLE CONTAINER.  ALL OTHER TRASH NEEDS TO BE DISPOSED OF IN A SEPARATE TRASH CONTAINER.
  7. Please let us know immediately if there is a problem with any aspect of the facility so we can try to rectify the problem as soon as possible. This includes malfunctioning kitchen equipment, refrigeration, sinks, stoves, plumbing, bathrooms, garbage collection, electrical, etc.

CANCELLATION POLICY

Once you have booked your kitchen time you are responsible for paying for those hours. While we understand that things come up, we have committed those kitchen hours to you and expect you to follow through with your financial commitment to Festival Park’s Kitchen Rental.

*Repeated violations of Health Department Codes will result in termination of your kitchen usage privileges, and cancellation of your kitchen rental agreement.

Once you have booked your kitchen time you are responsible for paying for those hours you reserved.  While we understand that things come up, we have committed those kitchen hours to you and expect you to follow through with your financial commitment.  There will be no charge to make changes to the schedule at least one calendar week before kitchen use.

Please allow enough time to clean the kitchen after your shift.

All pricing is subject to change without notice.
You will be charged the monthly base fee on the 1st of each month. Any overages will be tacked on the following month. 

Food Truck programs and other daily kitchen user packages can be tailored to your specific needs based on availability.

Security Deposit:

The security deposits are fully refundable provided that you have paid all of your rent on time, and that you have caused no damage to our facility. You must request your security deposit to be returned in writing, as many of our kitchen users keep their deposit in place to be able to resume kitchen use in the future. You will receive a refund within 30 days after your refund request.

What utilities and services are included in your base rent?

At Festival Park we try and make it simple, economical, and all inclusive. The following list of utilities are included in your rent.

  • Gas
  • Electric
  • Water and sewage
  • Public Wi Fi (Secured WI-FI is available for an additional fee)
  • Pest control
  • Trash and refuge
  • Private Locker
  • Temporary use of coolers while using facility
  • Cleaning supplies and services of common areas (bathrooms, hallways)
  • We also include dispensary paper towels and soap in each kitchen
